About REIT Securities
Real Estate Investment Trusts (REIT) could be said to be an alternative investment. Alternative investments could be described as investments which do not fall within the scope of the conventional equities or bond-like securities. REIT is usually a company that makes investments into real estate backed or based securities. This could involve buying real estate properties itself or investing into real estate, or even investing into real estate-based funds among many options.
REIT could be publicly traded or Private. It would be said to be publicly traded where it is registered with the Securities and Exchange Commission (SEC) and traded on the stock exchange such that investors can buy them like stocks. Where the REIT is private, it is usually not registered with the SEC and sold only through brokers and broker dealers.
REITs could be potentially harmful to some investors when they do not suit their investment profiles or even financial needs. For instance, an untraded REIT could be unsuitable for an investor with high liquidity needs as real estate properties are not immediately liquid. The REIT investment could also be subject to the volatility and risks of the real estate sectors thus exposing investors to these risks. In addition to this, some REITs, especially privately traded REITs, could be used to perpetrate investment fraud and other illegal activities. A broker recommending and selling these investments could expose his or her investors to these risks especially when due diligence has not been adequately conducted.
